Are you an investor who is looking to get 6-14% on their money secured against Real Estate in BC? Equity Avenue Mortgages helps investors lend against real estate in BC. Most of our opportunities are secured against 1st and 2nd mortgages over real estate in the Lower Mainland. As an investor, you get to tell us about your preference of risk tolerance, yield you would like, areas you want to lend in and we present you with opportunities for the same. Our team carefully reviews the large number of applications we get and matches them with the investor based on their preferences. An Investor can use registered investments as well to lend! Most of our investors like to use their TFSA or RRSPs to lend.
OUR UNDERWRITING PROCESS
Our team is committed to our investors. We do a thorough underwriting process to make sure it is the right investment for you. We look at:
Collateral: How marketable and strong is the property? Where is the location and how much of a leverage do we have to ensure a safety net for us.
Purpose and Exit Strategy: Since most clients use private financing for a shorter term we look at what the purpose is and what is the exit strategy. We double check to see if those make sense and if needed, do our investors have an easy exit strategy from the loans?
Capacity: Can the borrower afford the mortgage payments?
Conditions & Terms: Our team has been working in the private lending industry for a number of years. With our selected lawyers we have assembled a set of terms which helps us protect our interests when lending against real estate.
What Is Credit? The credit is your overall behavior in the eyes of a lender as well as your general credit history.
What Is Collateral? It is the marketability of your properties. It evaluates how much you can borrow safely for the lenders.
What Is Capacity?
It is your ability to repay your debts and the evaluation of your debt to lending service ratios.
What Is Capital?
It is the equity or the amount of money that you can be loaned.
What Are Conditions?
It is the main purpose of your private loan and it defines your general exit strategy
